The Smithsonian Retail Group is currently seeking an experienced Senior Project Manager to manage a variety of retail construction and renovation projects in the Smithsonian Museums and other facilities including: Retail Stores, Theaters, Concessions, and Food & Beverage.--This key role will independently assign, coordinate and prioritize the work of the Retail Project Managers and Designers into the master schedule of projects.--Responsibilities include all aspects of the project management process from documenting existing conditions, participation in conceptualization, budget allocations and initial estimates, contracting, timeline development, project development, execution, capital reconciliation, and post mortem. They will support business goals in collaboration with stakeholders within Smithsonian Enterprises, its business partners, and Smithsonian Facilities and ensure that the aesthetic, business and educational standards set by the Smithsonian Institution are incorporated in all projects.-- RESPONSIBILITIES include, but are not limited to, the following: Simultaneously manages a variety of projects of all scale. Prepares project briefs, plans, schedules, risk management plans, communication plans, budgets, etc.Serves as Project Team leader and mentor to Project Managers.Advises on all identifiable project completion risks associated and obtains decisions from management on changes to project scope.Partners to develop scope of work documents for bid solicitation.Serves as Contracting Officer's Technical Representative (COTR) and manages contracts.Ensures communication within project teams; manages reporting processes, both internally and externally. Communicates project expectations and time lines as needed.Monitors allocated project progress and adherence to timelines. Proactively manages changes in project scope and devises contingency plans as necessary.Tracks project timelines and costs. Reconciles and tracks capital for all projects.Prepares project cost estimates and budgets. Has oversight of project specifications for a variety of construction, rehabilitation, renovation and remodeling projects.Chairs meetings with Smithsonian Facilities (SF) to keep them informed of planned capital projects. Conducts pre-construction conferences; negotiates contracts in conjunction with vendors and evaluates progress through all project stages. Interacts with support staff and Smithsonian groups, including all SF units.--Conducts regular site visits to check progress and compliance; interprets contract documents.Ensures coordination with designers/project managers, Museum staff, and/or contractors throughout the development of projects.Collaborates with museum staff to include elements of their exhibits, events, and collections to projects where appropriate. QUALIFICATIONS Bachelor's degree (BS) in related field (Architectural Engineering and Construction Management, Architecture or related discipline). Minimum of seven to ten years related experience and training where responsibilities were progressively increased and included multiple renovations and or new projects within Retail environments. Advanced degree preferred. Certification in PMP, PE, AIA, LEED or CMAA preferred. 7+ years of project management work experience with store/facility construction and design, coordinating activities of architects, suppliers and subcontractors (electricians, carpenters and heating and cooling professionals).7-10 years of project management experience working with commercial construction industry, retail and other capital improvement projects design programs including CAD and Revit.Experience with Microsoft Office, including PowerPoint, Excel and MS Project Manager. Must possess thorough knowledge of Construction Management practices.Strong proficiency in review of construction documents.Knowledge of retail market design concepts. Store Design and Project Management in Museums a plusAbility to apply knowledge of general retail operations to store design and fixtures.Demonstrated experience in dispute resolution and relationship building.Must have outstanding written and oral communication skills, as well as the ability to work in a collaborative team environment.--Projects may require employee to work on site outside of regular business hours.
