It's tough to get your foot in the door of residential real estate development - unless you have family in the business or a pile of cash to squander on your first few deals. Maybe you've been nibbling around the edges for a while - construction, real estate sales, property management - but the real action is beyond your reach. You love the business, but now you want a front-row seat to the real action.Well, this is opportunity knocking. New City is a DC-based turnkey development and design-build firm handling projects from high-end single-family up to 30-40 units. Most of what we do is infill - taking 100-year-old buildings downtown and breathing in new life to get them ready for the next 100 years. Historic properties, condo conversions, mixed-use, raze and rebuild...yeah, we do all that. We do projects for homeowners, property owners, investors, and ourselves. It's definitely not boring.We're growing quickly and need to build a top-tier team to support that growth. Right now, the company needs a procurement manager to optimize our purchasing of materials and subcontractor labor. To be the right fit for this job, you know in your heart that you've never met a problem you couldn't solve. Maybe you didn't have the answer at first, but with a little Google, some phone calls, and kicking down doors, you always find a way to get it done. You're good at teaching yourself, learning on the fly, and you love the feeling of having done it. You also know how to ask your boss for what you need to succeed.You're software savvy - not necessarily in the coding way, but in the power user way. You hate to do one thing at a time, and you are a detail-obsessed person...checklists and schedules and budgets, oh my. If you've ever taken the DISC profile test, your C is way high (if you haven't taken the test and you're the right fit for this job - you probably already Googled what the last sentence means).You need to understand already how houses and small multifamily projects get built. You don't need the trade skills yourself, but if you have no idea about the construction sequence or the elements of a project, it's too much to learn, and we don't have time to teach you everything. We need to hire someone who already has that background.You must get along great with people, communicate well in person, on the phone, and in writing. You should be skilled at working independently and eager to learn and grow. You must have a computer and internet capability for live video sessions and to utilize the software for the position. We are gearing up for a large pipeline of projects and need to bring talent on board right away. The right person for this position would never think to do that (and we would never think to read a resume without one).We can't wait to find you.Responsibilities & Duties: Manage sub-contractors & supplier baseForecast expected need for new suppliers and subsSolicit new subs and suppliers:Vet them, make sure we have all their paperwork, have ratings for them, and know their capabilities, costs, lead times, etc.Manage overall relationshipDevelop programs to improve sub base and tie them more closely to the companyProcure materials and labor within budget and lead timesSolicit bids and negotiate pricing as requiredEvaluate optionsDevelop ways to resolve budgetary and lead time issues as neededAward POs and subcontractsServe as a subject matter expert for internal staff about best approaches, products, solutions, lead times, pricingUnderstand current subcontractor commitments to manage their production capacity across projectsWork upstream of the production team to make the project run faster and smootherCoordinate and work closely with project staff:Production ManagerProject Managers & DesignersSite SuperintendentsQualifications & Skills: At least 10 years' experience in construction and procurementObsessively detail-oriented, organized, and proactive with follow-upAbility to read and understand construction plans and documentsStrong analytical, mathematical, and budgeting skillsStrong negotiating skillsGeneral market knowledge about the cost of construction materials and labor and methods for estimating pricingExcellent communicatorAdept with technology (we use a lot of it)Disciplined with the ability to self-manageHas a vehicle and can visit project sites in Washington, DCSalary & Benefits: Competitive salaryPaid vacationWork from home except for site visits as requiredMedical, dental, and vision coverageJob Type: Full-timePay: $75,000.00 - $100,000.00 per yearBenefits:Dental insuranceFlexible scheduleHealth insurancePaid time offVision insuranceSchedule:Monday to FridayAbility to commute/relocate:Washington, DC: Reliably commute or planning to relocate before starting work (Required)Experience:construction: 7 years (Required)Work Location: Multiple Locations
