-Edgewood Team.The Collections Manager is a result driven position
responsible for overseeing the entire collection process. - The
goal of this position is to improve collections, while reducing
delinquency, vacancy and bad debt. - EMC along CPDC will determine
weekly/monthly collection goals.Essential Job Duties and
Responsibilities:
- Collections Manager agrees to share all statistical data during
appropriate period relating but not limited to the following line
items with the operating budget (Gross Rent Potential, Vacancy,
Write-Offs, Legal Expenses relating to L&T, Damage Charges,
Late Fees, Concessions/Discounts, Gross Operating Income).
- Collections Manager agrees to provide a collection calendar,
collection letters and weekly/monthly collection statistics.
- Collection Manager will follow the Aggressive Collection Policy
as outlined below:
- Scheduled billing should be posted on the 1st of each month.

- First "rent due" reminder letter should be sent by the 25th of
each month to each household. -
- First late rent reminder letter should be sent by the 2nd of
each month. -
- Weekly reminder letters must be sent to all delinquent
households
- Filing on all households with a balance of $500 or more by the
6th of each month. -
- Collection phone calls and emails will be sent to all
households with outstanding balance on the 10th; if payment is made
within 24 hours, late fees will be waived. -
- Reminder letter demanding a partial payment will be sent to all
delinquent households as of the 20th of the month. -
- Mandatory meeting will be required for all households that are
two consecutive months delinquent.
- Other responsibilities as assigned/needed.Skills/Specialized
Knowledge:
- Highly proficient in computer software programs such as, word
processors, excel spreadsheet programs and database systems
- Strong mathematical skills
- Knowledge of state, local and federal collection laws
- Knowledge of high-volume collections, credit authorization and
billing procedures and practices
- Proficient in property management software (Onesite) -
- Demonstrate a high attention to detail and excellent
organizational skills are also important.
- Should be a team player that's self-motivated with excellent
communicating skills both verbally and in writing.Physical Demands:
- Must demonstrate the ability to stand for periods of time,
walk, bend, and stoop to access resident files.
- Daily review of delinquent and prepay reports
- Prepare and send management notices to every delinquent
resident as dictated by collection plan
- Contact each delinquent resident at least once weekly by
phone
- Knock on doors of delinquent residents as necessary to collect
outstanding funds
- Provide delinquent resident with approved payment plans and
monitor to ensure compliance
- Prepare all paperwork necessary to file for judgments and writs
in DC. Education and Experience:
- Degree preferred or equivalent experience
- A minimum of two (2) years collections experience in property
management.
- Bilingual (Preferred)Required licenses or Certifications:Other
Requirements:
- Must be reachable at all times during workday via email or
phone for collections updates
- Demonstrate skill in providing leadership in a supervisory
capacity and team-based environment. -
- Demonstrate ability to meet with delinquent residents'
daily/weekly to identify and establish payment plans.Edgewood
