WinnCompanies is searching for an experienced compliance professional to take on the role of Compliance Manager. Manage the day-to-day leasing, compliance and operations for a layered affordable housing program property with 500+ units at a singular location or multiple locations. Supervises Leasing and Occupancy Specialists and oversees the functions of apartment rentals, move-ins, re-certifications and lease renewals. Deliver customer service that exceeds expectations to customers, residents, and clients while maintaining budgeted occupancy at the highest attainable rents at all times while ensuring the property is compliant with the available affordable, tax credit and HUD programs.Responsibilities

• Management of 3 or more direct reports in leasing, marketing, compliance and training/development in affordable housing programs
• Lead development and implementation of AFHMP marketing, compliance and leasing strategies, materials, policies, plan and procedures specific to the property as required.
• Responsible for all marketing documents, completion of compliance reporting, and HUD waitlist management as defined by the program types
• Remain up to date with any/all Federal, State and/or other regulatory requirements and programs.
• Maintain resident site files in compliance with the LIHTC and HUD program guidelines.
• Sets goals and priorities for functional area. May make recommendations for department policies, practices and programs.
• Prepare or oversee preparation for audits and MOR inspections
• Ensure property compliance by maintaining the compliance percentage for HAP Section 8 Contract, Low Income Housing Tax Credit, and any other applicable program
• Ensuring the accuracy of HAP requests and TRACS file
• Work with the WinnCompanies compliance department to investigate/resolve TRACS errors
• Prepare the property, resident files, property binders, and office for audits and
• Review monthly and quarterly reports and address discrepanciesRequirements
  • High School degree or GED required
  • Exceptional customer service skills
  • Superb attention to detail
  • 3-5 years managing staff of 3 or more
  • 3-5 years of similar experience with LIHTC & HUD Section 8 programsPreferred Qualifications
    • Bachelor's degree
    • Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), Tax Exempt Bond, HOME, HPTF, or other state or local programs that may apply to this property
    • OneSite Property Management software experience
    • Certifications in HUD property management such as: CPO, COS, NAHP. LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.#RESI#IND1
