My Client is looking for a Senior Preconstruction Manager to Join them out of one of their local offices in MD or VA. Client Details Our client is a well-established General Contractor with nearly 50 years of industry experience and a strong reputation as one of the Mid-Atlantic's leading builders. Description Lead the preconstruction efforts for commercial and multifamily projects from conceptual design through project hand-off. Collaborate with developers, architects, engineers, and internal teams to evaluate project feasibility and ensure design aligns with budgetary goals. Develop and manage project budgets, cost estimates, and value engineering options throughout design phases. Conduct detailed quantity take-offs and pricing for all CSI divisions; identify scopes, materials, and systems with cost/schedule impact. Prepare and maintain preconstruction schedules, including design milestones, permitting, bidding timelines, and early procurement activities. Coordinate subcontractor bidding and procurement; analyze and level bids to recommend qualified trade partners. Lead internal estimating teams and mentor junior staff; provide technical guidance and professional development. Facilitate constructability reviews and identify risks, conflicts, or opportunities for schedule or cost improvement. Work with project executives and operations teams to ensure smooth transition from preconstruction to construction. Stay current with local market trends, construction costs, and materials to provide accurate forecasting. Review and negotiate preconstruction agreements, scopes of work, and general conditions with clients and subcontractors. Represent the company in meetings with owners, developers, and consultants; communicate clearly and effectively. Profile Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred. 8 years of experience in estimating or preconstruction, with at least 3 years in a senior or lead role. Proven experience with commercial and multifamily residential construction projects. Proficiency in estimating software (e.g., WinEst, On-Screen Takeoff, Bluebeam) and scheduling tools (e.g., Primavera P6, MS Project). Strong leadership, communication, and negotiation skills. Ability to manage multiple projects and deadlines in a fast-paced environment.
