We are currently seeking a Sr. Transaction Manager for one of our
client-dedicated account teams in Washington, DC or Denver, CO.
What this job involves The Sr. Transaction Manager helps
strategize, evaluate, and execute a variety of commercial real
estate transaction types involved with managing a large owner-user
portfolio supporting the client's operations and occupancy needs.
The Sr. Transaction Manager's primary focus will be managing and
executing complex disposition, acquisition and leasing
transactions, as well as Broker Opinion of Value (BOV) assignments.
S/He will be responsible for managing all components from project
initiation to successful transaction execution following the
client's processes while fostering client relationships and
business growth. S/He may also be asked to complete more strategic
special projects / assignments, as needed, such as asset
opportunity assessments following a Highest and Best Use approach,
or similar. The ideal candidate possesses the experience and
expertise to lead various transaction types (capital markets and
leasing) in daily direct client contact and with limited
supervision. S/He must be a self-starter with excellent
communication skills that is able to independently prioritize and
drive multiple transactions forward concurrently as part of a
geographically dispersed team. Ability to think strategically, act
proactively and work detail-oriented in a fast-paced environment
are key attributes for success in this role. Other responsibilities
and qualification preferences and requirements are: Managing Client
Relationships Provide advice to client's real estate professionals
and sometimes operations personnel Lead regular client interactions
and conference calls Identify, develop, and implement improvements
to client transaction management processes Foster client
relationship by bringing a positive attitude to providing excellent
client service Transactional Support Independently manage and
execute complex, large, mid-size, and small transactions with high
level of proficiency and knowledge while meeting key milestones and
contract Key Performance Indicators (KPIs) Deliver measurable value
by negotiating disposal and outlease transactions with the highest
transaction value and the least amount of contingencies for the
client Independently execute leasing and capital markets
transactions of all types and sizes while adhering to Jones Lang
LaSalle's and the client's processes and standards for expertise
and professionalism Collect client requirements, create requests
for proposals (RFP's), negotiate letters of intent (LOI), leases,
and purchase and sale agreements Detail-oriented management of
transaction execution packages for client's approval Retain
(internal or external) and manage real estate broker partners
nationally Gather economic, demographic, and real estate market
data for input into project specific deliverables Organize property
due diligence files and maintain due diligence library Obtain and
review, and occasionally prepare, Broker Opinion of Value Manage
preparation of marketing materials, including brochure, flyers,
signage, email alerts, etc. Perform asset opportunities assessment
and reuse analyses following a Highest and Best Use approach
Conduct financial analysis, including cash flow projections,
valuation models, and sensitivity analyses to prepare qualitative
and quantitative offer comparison and provide client
recommendations Develop occupancy cost savings strategies, develop
and evaluate alternative occupancy solutions and financial
structures, and refine existing transaction processes and
procedures Prepare regular reporting on active listings using
internal and external IT systems to customize reports, dashboards,
and analytics specific to account team usage Actively monitor
progress of assigned transactions as well as those of direct
reports, if applicable Revenue Growth Help the Account Manager
expand account services and participate in business development
opportunities Proactively manage, identify, and present to client
unforeseen transaction opportunities Talent Management Coach and
develop team members including attracting and retaining top talent

To apply you need: A Bachelor's degree in real estate, business,
finance, economics or related field, Masters or MBA preferred
Minimum of 7 years of relevant work experience and extensive
Transaction Management experience Proven success in contract review
and lease/purchase and sale negotiations Active real estate
brokerage or salesperson license, or ability and willingness to
obtain salesperson license in home state is a prerequisite for
consideration (CCIM, SIOR, MCR or related certifications are a
plus) Ability to pass JLL and client-mandated background check is a
prerequisite for consideration Excellent negotiating, analytical,
communication, collaboration, organizational/planning, and
reporting skills Outstanding client service skills Advanced
computer skills (MS Office, including Excel, Word, Power Point, and
Outlook) Experience using industry standard tools and services,
such as CoStar and the ability to master company-specific account
management programs Ability to work independently and within a team
to build relationships and interact effectively with business
partners and internal and external clients A desire to work within
